My read is that CIFR continues to operate exceptionally well. Strategically, they are top tier as well. I believe this most recent lease is likely a 15 year triple net lease at Stingray with Google, Meta, or Microsoft. H in Hyperscaler was capitalized so it's not Oracle/OpenAI. @MA

Der neue Mieter ist ein Hyperscaler, der größten Wert auf die Vertraulichkeit der Vertragsbedingungen legt. Meiner Einschätzung nach waren die Konditionen für CIFR äußerst günstig, und der Mieter möchte nicht, dass dies an die Öffentlichkeit gelangt. @MA

Shares of former Bitcoin miner @CipherInc (NASDAQ: $CIFR) jumped 8% to $16.18 in early morning trading after the firm announced a new 15-year lease for a data center campus with an investment-grade hyperscale tenant on Wednesday. Cipher signed deals with Amazon Web Services (AWS) and Fluidstack in 2025. The agreement requires Cipher Digital to build a new AI/HPC data center at an existing site Cipher location, per the release. The business also closed a syndicated revolving loan of up to $200 million to support working capital and growth initiatives. The arrangement includes an option to expand capacity by an additional $50 million. The loan remained entirely undrawn at closing.

I will get more color on the CIFR deal in about 40 minutes. Will share my thoughts with you after.
