(HASI) because its accounting is so complex and misleading that its financial statements are effectively meaningless.  HASI is a prime example of how public market incentives can warp a company into relentlessly destroying value to feed a Wall Street growth narrative.  Most of HASI’s income is both non-cash and unrealizable... Hallo Chris, ja Reits und BDCs werden mit Dividenden verrechnet. Das kann auch Vorteile mit sich bringen, steuerlich, wenn man zu hohe Dividendeneinnahmen hat, und man Reits mit Verlust im Depot verkauft. Man bekommt dann beim Verkauf einen Teil des Verlustes aus dem Steuertopf zurück gezahlt. Ich habe das schon mehrmals gemacht und eine größere Position dann zurück gekauft, statt nachzukaufen.

Ich schmeiße mal den Discounter Big Lots Kürzel BIG in die Runde. Aktuell 5,2% und ein Kbv von 0,68 Buchwert wäre 33,93$ zu aktuell aufgerufenen 23$.

Hi. Ich habe da mal ein paar Fragen. Hoffe mir kann geholfen werden. Reits werden in Deutschland als Fonds angesehen und Verluste gehen in den dafür vorgesehenen Verrechnungstopf bei Verkauf. Diese lassen sich dann mit Dividendenertrag verrechnen? Und der Aktien verkauf läuft nach der FiFo Regel (First in First out). Ist ja wichtig für den Einstiegskurs beim Verrechnen. Klar, jede Antwort ist keine Steuer Beratung und usw.

BDCs vergeben i.d.R. aber variable Darlehen und sind da flexibler bei steigenden Zinsen. Sie können die normalerweise direkt weiter geben

Sehe ich jetzt nicht übermäßig als verschuldet an. Ich orientiere mich der Einfachkeit halber aber nur am Verhältnis Fremdkapital zu Eigenkapital. Da steht das Verhältnis für SLG bei 0,95 https://www.tradingview.com/x/6UmPRQVI STAG mit 0,67 und STOR mit 0,87 stehen hier ein wenig besser da. Simon Property hat dagegen eine Ratio von 6 und Iron Mountain ca. 16. lt. Seeking Alpha besteht das Problem ja darin, dass hier demnächst Schulden fällig werden. Wird dann denke ich neu finanziert zu höheren Zinssätzen. Die Problematik hast du aber eigentlich bei allen REITs /BDCs

Stag industrial. Ist in der letzten Zeit auch relativ stark runtergegangen. Langfristig sehe ich hier jedoch mehr Chancen, als Risiken.
