Spirit Realty ist ganz interessant. Ähnliche Verteilung auf den Immobiliensektoren und gleiches Kreditrating wie Store. Die hohe Dividende von ca 7,2% ist mit einer Ausschüttungsquote von etwas über 70% vom FFO gut gedeckt., Vor 2026 müssen keine Schulden zurück gezahlt werden. Die hohen derzeitigen Zinsen sind somit relativ unerheblich für Spirit.
