Bisher hat der REIT keine wesentliche Störung durch die COVID-19-Pandemie bei der monatlichen Zahlung von Mieten festgestellt und keine Einlagen oder andere Kreditverbesserungen für die Zahlung der Miete infolge der COVID-19-Pandemie verwendet. Bis zum 30. April hat SBRA keine Mietstundungen oder sonstigen Mietentlastungen im Zusammenhang mit der COVID-19-Pandemie gewährt. Die Betreiber haben nach verschiedenen Bestimmungen des CARES-Gesetzes und anderer staatlicher und bundesstaatlicher Hilfsprogramme Unterstützung in Höhe von insgesamt ~ 320 Mio. USD erhalten oder erwarten diese. Basierend auf Daten, die von den Betreibern in der letzten Aprilwoche erhalten wurden, ging die Belegung von Seniorenwohnungen - verwaltet um 160 Basispunkte gegenüber dem Februar-Durchschnitt zurück. To date, the REIT hasn't seen a material disruption from the COVID-19 pandemic in the monthly payment of rents and hasn't utilized any deposits or other credit enhancements for payment of rent as a result of the COVID-19 pandemic. As of April 30, SBRA hasn't granted any rent deferrals or other rent relief related to the COVID-19 pandemic. Its operators have received or expect to receive an aggregate of ~$320M in assistance under various provisions of the CARES Act and other state and federal assistance programs. Based on data received from its operators, through the last week of April, Senior Housing - Managed occupancy declined 160 basis points from the February average. Does not expect to make any material acquisitions or other investments in the near term, including the exercise of its option on the remaining 51% interest in the Enlivant joint venture. Balance sheet has liquidity of $953.1M as of March 31, 2020 with no material debt maturities until 2024

Sabra Health Care REIT’s stock was down more than 14% Wednesday as investors responded to a COVID-19 outbreak at one of its facilities, Seeking Alpha reported. The affected facility is the Issaquah Nursing Home and Rehabilitation Center in the greater Seattle area, owned by Sabra and operated by North American Healthcare. One resident died over the weekend, and seven others — five residents and two staff members — have tested positive for the virus. Executives at Sabra are aware of the situation and have been in contact with the operator, Michael Costa, executive vice president of finance at Sabra, told McKnight’s Wednesday.  “The facility has been working closely with the [Centers for Disease Control and Prevention] and King County Public Health officials, who evaluated and endorsed the infection control protocols the facility has in place to prevent the spread of an outbreak and it appears to be contained,” Costa said. “The facility continues to work in partnership with CDC professionals on site and continues to receive affirmation that its protocols are excellent.” He also noted that Sabra has had no other reported incidents in its 600-plus facility portfolio.
