The analysts said that while Vonovia’s recent €1.3 billion convertible bond issuance adds modest financial upside, it comes amid broader market recalibrations and a surprise CEO change that clouds visibility on the company’s long-term strategic direction. On May 13, Vonovia placed two tranches of senior unsecured convertible bonds, each worth €650 million, with maturities in 2030 and 2032. The first carries no periodic interest and yields 1.25% to maturity, with an initial conversion price of €39.41. The second bears a 0.875% annual coupon and yields 1.75%, with a conversion price of €40.82. Bernstein projects the issuance will lift the forecasted group FFO per share by 2% starting in 2026. Despite this financial tailwind, analysts cautioned that the overall risk/reward profile remains neutral. They pointed to volatility in European bond markets and potential implications of the CEO transition, which occurred shortly after Vonovia outlined its strategic roadmap to 2028. “European bonds have entered a new area,” Bernstein said, adding that questions linger over the future of Vonovia’s recently presented strategic plan following the executive leadership change. he company’s adjusted earnings per share are expected to hold relatively steady at €1.84 in 2025 before rising to €1.93 in 2026. Dividend yield is projected to increase slightly from 4.2% in 2024 to 4.4% in 2026. Bernstein also noted that Vonovia’s financial estimates remain largely unchanged outside of adjustments for the convertible bonds. While Vonovia’s bond move modestly enhances its near-term financial profile, Bernstein maintained that the risks tied to market dynamics and internal leadership warrant a wait-and-see approach. The firm sees no clear catalysts to drive outperformance in the near term. The coverage resumption follows a brief suspension, during which Bernstein took no formal view on the stock. Europas Aktienindizes geraten am Freitagnachmittag stark unter Druck, nachdem US-Präsident Donald Trump Strafzölle von 50 Prozent auf EU-Produkte angekündigt hat, die am 1. Juni in Kraft treten sollen.

DOW JONES--Vonovia-Chef Rolf Buch, der zum Jahresende den Stab an Nachfolger Luka Mucic weitergibt, hat den Wachstumskurs von Deutschlands größtem Wohnimmobilienkonzern sowie dessen Ziele 2025 und 2028 bekräftigt. "Vonovia steht am Anfang einer neuen, langen Wachstumsphase", sagte Buch laut vorab online veröffentlichtem Text für die Rede zur Hauptversammlung am 28. Mai. "Nach unserem Turnaround können wir die Vorteile unserer Plattform und die Vorteile durch die Integration der Deutsche Wohnen nun erstmals voll nutzen." Das erste Quartal 2025 habe gezeigt, "dass unsere Wachstumsinitiative gut anläuft". Vonovia will den Gewinnbeitrag der wohnungsnahen Dienstleistungen, aus Projektentwicklung und aus dem Verkauf von Wohnungen am operativen Gewinn (Gesamt-EBITDA) steigern. Bis Ende 2028 sollen sie 20 bis 25 Prozent zum operativen Gewinn beitragen. Der bereinigte operative Gewinn (adjusted EBITDA) soll nach den aktuellen Zielen bis 2028 um 30 Prozent höher liegen als 2024. Bis zur Amtsübergabe will Buch Vonovia "mit voller Energie" führen. "Ich werde meinem Nachfolger ein ordentlich bestelltes Haus besenrein übergeben." Mucic, derzeit CFO bei Vodafone, soll Ende des vierten Quartals in den Vonovia-Vorstand berufen werden, wie Vonovia Anfang Mai ankündigte. Zuvor war Mucic langjähriger CFO und COO bei SAP. Buch, ehemals Bertelsmann-Manager, hat den Konzern 2013 an die Börse geführt und über Zukäufe deutlich vergrößert. Zuletzt übernahm er den kleineren Berliner Wettbewerber Deutsche Wohnen. In den vergangenen zwei Jahren war dann Konsolidierung sowie Liquiditätsgenerierung und Schuldenabbau durch den Verkauf von Portfolios, Development-Projekten sowie Einstiegsvereinbarungen mit Langfrist-Investoren angesagt.

EZB-Vizepräsident Luis de Guindos glaubt, dass das Inflationsziel der Zentralbank von zwei Prozent in den kommenden Monaten nachhaltig erreichbar sein wird. Die Marktpreise kalkulieren für die Zinsentscheidungssitzung Anfang Juni eine Zinssenkung um 25 Basispunkte mit einer Wahrscheinlichkeit von nahezu 100 % ein. Dadurch würde der Einlagenzins auf 2 % sinken.
